Cubicle City, 24K Sq. Ft. Commercial Building by Barr Engineering
A single-story 24,000 square-foot commercial office building was gutted and a
complete mechanical retrofit was completed for one tenant by Barr Engineering. The
tenant is a prominent high tech aerospace company and a high level of comfort
was paramount for the success in this Barr Engineering project.
Working with the owner’s representatives, the engineer, and a general contractor,
Barr Engineering completed the HVAC retrofit, including the installation of a
60-ton VAV package unit, gas fired boiler, hot water pump and over 30 new VAV
zones.
The temperature control was achieved with the use of a TELETROL Internet-based
direct digital control system.
After air balancing and start up the HVAC system, we have been averaging about
one-degree from individual set points (in some cases even better). The owner’s
representatives, has stated the comfort conditions have been more consistent
than there other properties
Four Seasons Surgical Center
The Four Seasons Surgical Center is a two-story medical building designed for
outpatient surgery. The building was going through an ownership change
and major modifications to the buildings interior floor plan.
It became apparent to the pending ownership that the building was in need of
a new air condition system. The existing air handler, air-cooled condensing
units, and boiler were at the end of their useful life. The equipment was
in need of constant repair
Based on a referral from one of are existing clients, Barr Engineering was selected
to provide a turn-key solution for a new HVAC System. All new HVAC equipment
was placed on the existing roof pad and connected to the existing air distribution
system.
The project had to be coordinated with the general contractor, roof contractor,
and temporary air conditioning was provided to the part of the building that
remained occupied during the work. The project was completed under a tight
schedule which allowed the overall renovation project to stay on track
Verdugo Medical Building by Barr Engineering
Barr Engineering is proud of a complicated job at the Verdugo Medical Building. This
four-story medical office building was originally connected to the central plant
of the adjacent Verdugo Hospital. The Verdugo Medical Building, due to
its sale, had to become self sufficient of the existing air conditioning system.
The Verdugo Medical Building project by Barr Engineering consisted of a design-build
installation of a new 200-ton air-cooled chiller, gas fired boiler, and the associated
piping to integrate them into the existing air handling system.
At the completion of the installation the final cut over from the hospital to
the new system was done in less than six hours of down time. Everyone applauded
the job and the complications, which were overcome by Barr Engineering.
Providence Building
The Providence Building is a six-story office building with a water source heat pump system. The 750-ton fluid cooler, located on the roof, was no longer able to perform and was in dire need to be changed out
The turn-key project by Barr Engineering started on a Friday afternoon and the new unit was up and running on Sunday evening. Due to the pre-planning and our preparation, the downtime was reduced to only a few hours on a Friday.
